NOTABLE APPLICATIONS RECEIVED

  • Clarification of additional information submitted regarding the application for:
  1. a) The demolition of the 4-no. existing shed structures on site within the curtilage of Scholarstown House (protected structure), Scholarstown Road.
  2. b) The retention, alteration and conversion of Scholarstown House (Protected Structure) into two no. residential units comprised of 1 no. 2-bed and 1 no. 3-bed units served by private open space in the form of ground floor terraces. The proposed works to Scholarstown House include but are not limited to internal re-configuration; the re-location of the staircase to its original location within the house; the removal of non-original features including the closing up of non-original openings; and the creation of a new door opening within the existing alcove, and the blocking up of a window opening both located on the northern elevation.
  3. c) The construction of an apartment block ranging in height from 3 to 5 storeys containing 55 no. apartment units comprised of 16 no. 1-bed apartments, 26 no. 2-bed apartments, and 13 no. 3-bed apartments all served by private open space in the form of balconies and/or ground floor terraces.
  4. d) The proposed development also includes residential amenities, car and cycle parking accessed via a new pedestrian and vehicular access off Orlagh Grove with the existing entrances on Scholarstown Road and Orlagh Grove being re-configured to provide for pedestrian and cycle access and all ancillary development works required to facilitate the development including but not limited to, plant rooms, a substation, bin stores, landscaping, boundary treatments and lighting. The proposed development comprises the carrying out the works to a protected structure: Scholarstown House (RPS Ref: 322).

 

NOTABLE DECISIONS MADE

  • Extension of duration of permission granted for the construction of 1 house at the side of an existing house at 42 Balyboden Crescent, Rathfarnham.
  • Permsion refused for modifications to the previously granted planning permission (Reg. Ref. SD23A/260), specifically relating to the emergency vehicular access from Stocking Avenue. The proposed modifications consist of closing this access to emergency vehicles, while retaining permeability pedestrian access through the development There are no proposed changes to the as-granted buildings, the site layout, or the overall number of residential units.

                                                           

APPEALS NOTIFIED TO AN BORD PLEANALA

AN BORD PLEANALA APPEAL DECISIONS

  • An Bord Pleanala upheld the decision of SDC and refused permission and retention for the development of approx. 1 ha on lands at Ballyroan House, Ballyroan Heights, Dublin 16, D16 E8C6 (The overall development currently under construction at this site is referred to as ‘Watson Place’ and development subject of this application relates to this development and to the dwelling unit known as ‘McFarland House’, Watson Place, Dublin 16, D16 R6W4). The development consists of the retention of an enlarged private open space area (increased in size from approx. 172 sq m to approx. 211 sq m) and a new boundary wall of approx. 2m in height serving McFarland House (permitted and constructed under Reg. Ref. SD23A/0302). Permission is also sought for the inclusion of an additional area of land approx. 3 sq m to form part of the main area of public open space serving the overall development at Watson Place. There are no works proposed to Ballyroan House (a Protected Structure). All other development within the wider site remains as previously permitted under Reg. Ref. SD17A/0064 (ABP Ref PL06S.249209), as extended under Reg. Ref. SD17A/0064/EP and as amended under Reg. Ref. SD21A/0175, Reg. Ref. SD23A/0302, Reg. Ref. SD23A/0340 and Reg. Ref. SD25A/0010W.
